Bathroom Remodeling in Shawnee's Ranches and Split-Levels
Shawnee is really two housing markets. The eastern half and the area around downtown went up in the post-war boom, mostly ranches and split-levels. The western subdivisions are far newer. A bathroom remodel here depends heavily on which side of town you are on.
In the older east and downtown, we see:
- Small hall baths that are the only full bathroom in the house. This is the single biggest reason our one-day shower installs matter in Shawnee. A week without a bathroom is not an option for most of these households.
- Split-level layouts where the bath sits on a half-landing. Getting a one-piece base or a glass panel up a turned stairwell takes planning, and it is the thing most contractors fail to check before quoting.
- Raised ranches with the garage underneath, where supply lines run through unconditioned space and the floor never quite warms up.
- Original cast iron tubs and galvanized supply lines in the oldest streets, narrowed with rust and dropping pressure.
In the newer west, the problems flip. Those homes have the same oversized garden and jetted tubs found across Johnson County, installed because the floor plan called for one and unused for years since.
